Structuring for Generational Wealth

TJ doesn’t own anything in his name. That’s intentional.

“I control everything, but own nothing.”

Through the use of trusts, he ensures that SARS cannot touch his assets if he passes on. His trust owns his properties and businesses; built to outlive him and protect future generations.

This structure wasn’t implemented after the fact. It was built into his journey as he learned, earned, and grew. “Learn, but take action,” he says. “Don’t become an information junkie.”


The Importance of Lived Experience

Before he became an investor of the year, TJ had to learn from his mistakes. He and his wife bought their first house for R1 million based on what the bank said they could afford—not what made financial sense. While they still live in that house today, TJ admits:

“It was a liability. I should have bought an asset that paid for itself.”

He now teaches students how to live rent-free by using strategies like house hacking; renting out parts of your home to cover the bond.


Empowering Others: M5 Property Addicts & More

TJ’s business isn’t just about profit. It’s about impact. He founded the M5 Property Addicts community and academy to help others learn how to build sustainable property portfolios. Every quarter, they launch new trainings, and he even wrote a book—From Bad Debt to Property Mogul in Two Years—to simplify the complex and demystify wealth-building.


What’s Next? The Legacy Movement

For TJ, property was just the start. His next mission? Build a network of business builders, people with hunger and heart, who want to learn not just how to build portfolios, but how to build a life of purpose, legacy, and financial freedom.
